Simplified Building Regulations Forming Part Of The
Revised Master Plan 2020 For Hyderabad Development Area.
Applicability.
These Building Regulations Are Applicable To The Entire
Huda Area (Metropolitan Zones And Also To Mch Area)
1.00. The purpose
of these regulations is to ensure that:
1.
Buildings are built within the infrastructure levels in an area at a
given point of time.
2. It
will be open to developers to construct additional built up area on existing
buildings or sites, subject to obtaining permission, when abutting roads are
widened, plots are amalgamated to create larger lots and other services are
upgraded.
3. Building
norms encourage decongestion of central areas where creation of additional
services is relatively difficult.
4. The
common man, mainly an individual plot owner building his own residential house
can understand the regulations in an user friendly manner. A simple set of regulations
are available only for plots up to 250 sqm.
5. Public
interest is given a higher priority over individual gains.
2.0. These
regulations specify the following norms :
1. Minimum Set backs
(Open spaces between the building line and the boundary of the plot; left open
to sky) for buildings within plots.
2. Maximum
ground coverage (ground area covered by the building immediately above the
plinth level) for buildings at the ground level.
3. Maximum
Floor Area Ratio or FAR (The quotient obtained by dividing the total covered
area ie. plinth area on all floors by the area of the plot.) except for the
Common Man’s table.
4. Maximum
number of floors / height.
5. Parking
requirements.
6. Standards
for parts of buildings not specified here shall be as per National Building
Code of India.
7. Procedural
aspects and other requirements such as sizes of drawings and number of copies
to be submitted are not included at Draft stage to lay emphasis on key issues.
8. Key
terms are explained in the text. Definitions of other terms shall be as
per the National Building Code of India.
3.0. The
norms are related to the following:
1.
Actual width of the road on which the plot abuts on the day of
granting permission for allowing FAR.
2.
Road width as proposed in the Master Plan in respect of front set backs
and building line after leaving space required for future road width.
3.
Size of the plot.
4.
Use of the plot / building.
NOTE:
·
Certain requirements are common for all use/occupancies whereas certain
requirements are different for different uses.
·
The distinction between plotted development and group
housing/development as in vogue in many other cities in India, has been done
away width because of operational difficulties faced in the past. Intensity of
development is now proposed to be controlled by location, plot size and road
width.
4.00. The jurisdiction of HUDA is
divided in to two categories:
1. M.C.H area
2. Outside M.C.H
area
5.0. Plot sizes are grouped
under three ranges:
1. Plots 250 sqm and
below (special regulations)
2. Plots larger than
250 sqm but smaller than 2500 sqm
3. Plots 2500 sqm
and above.
6.0. Road
widths (existing) are grouped under two categories :
1. Less than 18m on
ground.
2. 18m and above on
ground.
Note: Road width refers to
Right of Way and not Carriage-way
7.00. Basic Norms For Residential & Commercial
Occupancies.
7.01.Common Man’s Exhaustive Table:
Table for residential & commercial plots 250 sqm and
below.

Applicable anywhere in HUDA area
·
To cover mainly individuals: building their own house.
·
Any construction made in such plots in excess of norms shall be
summarily demolished and removed.
