II. ECONOMICALLY WEAKER SECTION
LAYOUT DEVELOPMENTS
For site
and layout requirements, refer Annexure II. These are required to be applied
through the Collector and the technically approved layout plans are forwarded
by HUDA to the Collector for implementation and undertaking the layout
development works, etc.
III. PLOT SUB-DIVISIONS
PERMISSIONS:
In cases of Plot Sub-Division
applications, the following stipulations shall apply:
(1)
Minimum
size of proposed plot subdivision shall be 125 sq m with a minimum frontage of
9 m.
(2)
The
means of access for such sub-division shall not be less than 3.6 m in width. It
shall be 6 m in case of industrial/commercial or any other non-residential plot
sub-division.
IV. GROUP HOUSING SCHEMES:
The site and approach road
requirements shall be as per GOMs No. 423, MA, Dt. 31-7-1998. In case of sites/plots of 4047 sq m (one acre) and above, in addition to the FAR, Coverage
and building requirements as per GOMs No. 423, MA, Dt. 31-7-1998, the following
stipulations shall apply:
A.
In
all such cases of Group Housing Schemes in extents 1 Acre and above or where
more than 4 Blocks are proposed, a clear Circulation Network and Amenities and
Services Plan is essential in the interest of Public access, public safety and
public health:
B.
The
Minimum width of the internal roads, shall Be 9.00 Metre Right Of Way.
C.
The
Roads, shall all be Black Topped as per HUDA Specifications.
D.
The
Internal Road Network may be treated as Mandatory Open Spaces. However, the Open Spaces including the space
between two Blocks should be in conformity with the stipulations Vide
G.O.Ms.No. 423 M.A., Dt: 31-7-98.
E.
At
least one Road should be a through road, and would be treated as public access road. The width of such road in the group housing
scheme proposals shall not be less than 40 feet road width and shall be block
topped.
F.
The
mandatory open space required to be left for parks and recreation use shall be centrally
located and should be a single pocket of land. the centrally located
recreational open space shall be developed with greenery and protected with low
wall of 2 feet height and have ornamental grills up to a height of 3 to 4 feet.
Group Housing Schemes are approved by HUDA in two stages,
viz., tentative approval stage and Final Approval Stage. Only stilt plus first
floor approval is given in the tentative approval stage. The
applicant/developer after completion of the First floor slab or slabs has to
apply for Final and further approval which would be considered only if there
are no deviations from the tentative plan approval. The tentative approval for
Group Housing is valid for (3) years from the date of issue of permission, and
proposals shall deemed to be lapsed in the event of non-compliance of works
within the stipulated time period, and the Group Housing Schemes approval
automatically stands cancelled.
