ABRIDGED VERSION OF :
G.O.Ms.No. 528, Municipal Administration, Dated: 25th September, 1998
1.
Orders
have been issued prescribing various standards for sanctioning of layouts from
time to time in areas covered by Municipal Corporation, Municipalities, and
Urban Development Authority Areas. In
these orders it has been prescribed to provide a minimum of 30’ road width for
connecting roads in a layout with a length not exceeding 100 mtrs.

Further,
in the Government Orders 6th and 7th read above orders
have been issued on rationalization of F.A.R. and other standards of building
requirement wherein minimum road width of 12 Mtrs. is prescribed for various
uses like Group Housing, Commercial, Industrial etc.
3.
Government
observes that due to rapid urbanization and increase in movement of vehicular
traffic it is necessary to insist for a minimum road width of 40’ for approval
of layouts.
4.
After
careful examination of the matter Government issue the following orders:
i)
The
minimum road width in layout shall be 12 Mtrs. (40’).
ii)
The
road widths of above 12.0 Mtrs. (40’.00”) shall be according to the length of
the road as prescribed in the orders 1st read above.
5.
The
above stipulations are however not applicable to E.W.S and Weaker Section
Housing Layout.
6.
The
road width stipulations prescribed in para 4 above are subject to over all
confirmity with statutory Development Plan/Master Plan/Zonal Development Plan.
7.
The
other existing provisions of Zoning Regulations /Layout Rules/ Regularisations/
Bye-laws etc., which are not inconsistent with these orders shall continue to
be followed.
